Links and analysis of the extensive surveys completed by the Ventura group on Resort communities in Colorado

Ventura Surveys and Research group preformed an incredible survey of local and second home owners in Summit County and four other colorado Counties (Grand, Pitkin, Eagle and Jackson) for another group called the NorthWest Colorado Council of Governments.  Their first survey was conducted in 2003 and they did another one in 2006 giving us, for the first time, not only excellent data but a trend of where this real estate market is going.  They have also prepared an interactive Website at the following links- 2003 data = <a title="http://www.nwc.cog.co.us/" href="http://www.nwc.cog.co.us/">http://www.nwc.cog.co.us/</a>2006 data = <a title="http://www.surveyvsr.com/tmc.html" href="http://www.surveyvsr.com/tmc.html">http://www.surveyvsr.com/tmc.html</a>        Particularly interesting is the trend we saw in persons taking their property out of the rental pool.  In 2003, 18.7% had property in the rental pool, in 2006, that number shrank to 7.7%.  This is good and bad.  If you own or want to own a property close to the slope your rental potential looks very positive, even rentals in the towns will do well.  The down side is that even long term renters will be pushed out of town creating a problem staffing businesses.  These trends are similar to the trends we saw in <city w:st="on" /><place w:st="on" />Aspen</place /></city /> and Vail as they approached build out on available land.  As our available inventory of property shrinks, our “hot” rental beds become “cold,” and we run out of developable land, our prices will continue to rise.              In addition, we saw a large increase in the amount of people who are switching their property orientation from Investment shelter to Vacation home.            Snow has hit the High Country and we are gearing up for a great winter season.<img alt="Snow on Colorado Mountains outside keystone and A-basin" hspace="0" src="http://farm1.static.flickr.com/170/448618445_b326c4ea46.jpg?v=0" align="baseline" border="0" />  9 application/xml false analysis investments property Rental Summit County survey vacation homes Northwest Colorado Council of Governments interactive site The Website for Real Estate Predictions in Colorado's Resort Communities http://www.nwc.cog.co.us/ Ventura results for 2006 More websites that speak to real estate in resort communities http://www.surveyvsr.com/tmc.html Mozilla/4.0 (compatible; MSIE 7.0; Windows NT 5.1; .NET CLR 1.1.4322; .NET CLR 2.0.50727) 127.0.0.1 127.0.0.1 jbrewer 66.198.200.154 false true false false true 205866 false false true false false false true 78647 blog blogsite/SnowHome/web
