}" /&gt;&lt;/p&gt;&lt;p&gt;Summit County is running out of land.&amp;nbsp;&amp;nbsp;&amp;nbsp; Currently in Frisco, where this sunrise picture was taken this past Summer, there are&amp;nbsp;two listings for&amp;nbsp;residential land (a 0.7 acre parcel for 295K and a .63 acre for 403K) and according to the Summit Housing Authority,&amp;nbsp;one&amp;nbsp;piece of land remains that can be built on for multifamily purposes.&amp;nbsp; &amp;nbsp;In resort communities like ours, we call that build out.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; When a ski resort community reaches build-out &lt;em&gt;prices rise&lt;/em&gt;, often dramatically.&amp;nbsp; We can see examples of this in Aspen and Vail which have both achieved build-out status.&amp;nbsp; Pitkin county (Apsen) single family homes average $3,293,104 as of last month and Eagle county (Vail) averages 1,061,265 for a single family; imagine if you wanted to build your dream home in town and you had to buy a property, then&amp;nbsp;scrape the house on it in order to build your dream home.&amp;nbsp; Pitkin County's market continues to climb and has reached&amp;nbsp;$1.987 billion dollars through September, a 12 percent increase over last years record pace.&amp;nbsp; &amp;nbsp;As Summit County approaches build-out our numbers should climb toward&amp;nbsp;Pitkin and Eagle; currently we average 724,091 for a single family home.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;State and Federal land accounts for 85% of Summit County's 396,245 acres.&amp;nbsp; Of the remaining 15%, 74% of that is already built on.&amp;nbsp; All totaled, Summit is 80-90% built out.&amp;nbsp;(Numbers from Brooke Valance at Land Title Guarantee Company and the Resort Real Estate Index, the Summit Daily news and The Aspen Times) &lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; There is land north of Silverthorne, toward Kremmeling, and it is ranch land which, according to current ordinances, cannot be broken into smaller chunks than 20 acres.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; It seems like the best time to buy real estate was yesterday and with land becoming scarce&amp;nbsp;with build-out approaching, if you want to live in Summit County, buy now.&amp;nbsp; Seeing a sunrise come over the lake and continental divide&amp;nbsp;every day of your vacation or retirement is much harder to do if you do not live here.&lt;/p&gt;&lt;p class="MsoNormal"&gt;&lt;font face="Arial" size="2"&gt;&lt;span style="FONT-SIZE: 10pt; FONT-FAMILY: Arial"&gt;&lt;font style="BACKGROUND-COLOR: rgb(255,255,255)"&gt;Want to buy or sell a SnowHome&amp;nbsp;in Summit County?&amp;nbsp;&amp;nbsp;Please visit our &lt;/font&gt;&lt;a href="public/public/public/public/public/public/public/public/public/public/public/public/public/public/public/public/http//www.snowhome.com"&gt;&lt;strong&gt;&lt;u&gt;&lt;font style="BACKGROUND-COLOR: rgb(255,255,255)" color="#0000ff"&gt;website&lt;/font&gt;&lt;/u&gt;&lt;/strong&gt;&lt;/a&gt;&lt;font style="BACKGROUND-COLOR: rgb(255,255,255)"&gt;&lt;strong&gt;.&lt;/strong&gt;&amp;nbsp; All the property listings are there.&amp;nbsp; When you live or visit here, you will know&lt;strong&gt;&lt;font color="#cc0000"&gt; &amp;quot;Snow Place Like Home&amp;quot;.&lt;/font&gt;&lt;/strong&gt; &lt;/font&gt;&lt;/span&gt;&lt;/font&gt;&lt;/p&gt;</Description>
