Welcome to Silverthorne's newest development project, the buzz of excitement called Angler Mountain Ranch.

Angler Mountain Ranch (formerly the Clark Ranch) boasts a total density of 242 units, it is surrounded by open space and public trails and boasts some of the best views in Summit County. The units will be broken into different phases and property types, the first release has already occured. The Ranch is located in Silverthorne south of Hamilton Creek and east of the Ponds, you must cross the newly-built bridge on the Blue River to get there. There will be a set of 13 duplex buildings, some of which will be adjacent to pond at the base of the development; current prices are in the $700s, with three floor plans, upscale finishes, 2200-2400 square feet and two-car garages. The duplexes are just beginning construction, so closing probably won’t be until next Fall. The developer for the duplexes has built quality projects in Summit County, the most recent of which was the Osprey Reserve at the Raven Golf Course. Those sold out prior to completion, and they are using the same floor plans for Angler Mountain townhomes. Part of the reason this investment is so hot is because there are two planned price increases before March of 2008. 
Farther up the hill are 17 plotted lots for sale now. This is the first phase of lots, and more will be let in 2008. More than anything, all these properties will offer incredible views, mainly to the south, west and north. That takes in most of the Gore Range. I believe lots #10 and #11 have the better views.
