This is an early morning shot over Lake Dillon towards Bald Mountain 13,684. This listing is in Frisco, Colorado. Frisco is a quintessential mountain town, where you can stroll down Main Street and be captivated by towering mountains on the west and the pristine Lake Dillon on the east. Frisco is located in the heart of Summit County about equal distance to each of the ski areas, making it a prime location for those who like to mountain hop(the home prices prove that). This town has a relaxed flair you would expect in a mountain town not attached to a ski resort and all the bustle that goes with that. It has great restaurants (Tuscato's, The Blue Spruce, Po Boys, The Back-country Brewery, A-Train Bistro, The Ore House, the Boatyard, Samplings, Food Hedz World Cafe, Carlos y Miguels and the Chop House), shops with local art (pottery, glass, paintings), the new Summit Medical Center and hospital, a great library, the Frisco Peninsula (think cross-country skiing, Frisbee golf, mountain biking, camping, beautiful), great summertime BBQ contests, and bike paths galore. It also has few properties as good a deal as this one:
This end unit is the easternmost condo in Lake Forest; Lake Forest is the last complex of properties Frisco has to offer as you head across the Dam Road, is located on the Dam Road, giving it views like this: In these pictures the Lake Dillon is frozen, but here is one where it is not:
(Yes, that is my dog, and he does go paddling with me) This condo is 2 bedroom, 1.75 bathrooms and has no stairs to enter the unit. When you enter the property, you are greeted by new slate tile floors and a log handrail.
Then to the living room, which opens to two large sliding glass doors.
These glass doors and the two in the downstairs bedrooms are brand new and of such good quality as to silence any outside noise when closed; the glass looks over the lake and mountains. The property is blessed with southern exposure, making the unit bright and calming. The kitchen is totally new. A bedroom was eliminated to accomodate this cook's dream of a kitchen, featuring new stainless steel appliances, new wooden flooring, slab granite counter tops, and modern lighting. There is a window in the kitchen and, as with every window or glass door in the unit, it has a mountain view.

Head downstairs to the units two bedrooms, a full bath and the largest stacked washer/dryer in all of Lake Forest.

When I last searched Frisco for 2 bedroom properties with a garage, there were only two under $400k; there were only six listings total, under 400k. Below is a spreadsheet for all the units sold in Lake Forest over the previous years. Note that the other two bedroom units sold over six months ago, for comparable prices, and did not have any upgrades.
And for those of you who are interesteed in putting the property on a short-term rental program, I have included below an investment analysis. I put in conservative figures; please e-mail or call if you have questions about this, or want us to send you the spreadsheet so you plug in different numbers (Jason@SnowHome.com). As with most rental properties in Summit County, the property management companies are all different, and we can recmmend ones we trust. Rentals can easily offset your costs, and your real profit shows up on sale of the property.
This unit is steps from the bike path and the lake on the Dam Road, a three minute drive to food and shopping and the free bus station (Summit has an excellent free shuttle service most anywhere in the County), a five minute drive to Main Street, the Marina, the Senior Center, the recycling center, and the library. In short, it's pretty close to paradise. Blog by Jason Brewer |
