Buying your first home can be the most rewarding experience of your life - or it could be a dramatic disaster. Typically, renters who do not buy homes are stuck because they do not understand the process. They don't know how to qualify to purchase (or just assume they cannot), and they don't understand the benefits of home ownership. A new homeowner survey says you would do lots differently. Primarily, you would get more informed about the use of real estate agents, insisting on someone who represents your interests and not the seller's. And you would prepare better for the transaction and events after the sale. A very good analysis of the survey was done by Broderick Perkins. It's worth a read. I found it amazing, for example, how many people were unaware that, in some cases, real estate agents can represent both the buyer and seller in the same transaction and practice called "dual agency" (37 percent). [Note: In Colorado, dual agency was abolished in 2004, but agents can still work for both sides of a transaction.] Let me know if you get some value from this.
