     A major community on the north side of Summit County is Silverthorne.  And at the north end of Silverthorne are several high-end subdivisions.  This is truly where most of the future growth in Summit County will occur.  Across from Eagles Nest and Three Peaks, at the base of Ptarmigan Mountain, lies Angler Mountain Ranch.  When you pass through The Ponds (an exclusive townhome subdivision), then cross the Blue River on a rustic bridge, you enter the site of Angler Mountain Ranch.  The 192 acre parcel was creatively designed to keep intact the beauty of the land and wildlife that is abundant in the area.  Almost half of this development is dedicated open space, and the designers have integrated a trail system throughout the subdivision to keep that mountain feeling with the residences.  At the base of the Williams Fork Range, Angler Mountain sits just below the Ptarmagin Peak Wilderness area.  A wilderness area in Colorado is meant to preserve land in its natural state, which makes Angler Mountain a hiker's paradise.  The ponds and river at the base of the parcel provide gold medal trout fishing.  Angler Mountain is putting in the infrastructure to build your choice:  a single family dream home on acreage near the ski slopes and town, but with unobstructed views of the Gore Range; a spacious lakeside duplex with views and short stroll to gold medal trout fishing;  a single family cabin where the homeowners association does the yard work.  Each of the alternatives have 2-car garages with enough room for your toys.

The Cabins: 

Angler Mountain Ranch will also be offering 2,600- 2,800 square foot single family cabins with two-car garages. A few things you won't find on the Angler Website that I feel are important:

The Aspect:

The southwest facing slope of the Angler Mountain plot has some of the best views and sun exposure in Summit County.  Although the prestigious Three Peaks neighborhood across the valley is at the base of the Gore Range, the views are not of the Gore Range, and they do not get as much sunlight.  Solar energy would be best used on Angler's slope than anywhere across the valley.  That translates to not having to plow as much or deal with as many ice dam issues. 

The Location:

5 minutes to outlet shopping and restaurants, the Silverthorne Recreation Center, the Winery, the softball fields, the bike path, good Italian and Asian food, an Irish pub, the Raven Golf Course, hiking in the Alps of America.

Within 20 minutes, you could be strapping on your ski boots at the parking lots of Breckenridge, Copper Mountain, Keystone, Arapahoe Basin or Loveland.  You would also find jeep trails, kayaking, sailing, biking, camping, climbing, etc.  You could be walking down Main Street in Breckenridge after a fresh snowfall looking at the Snow Sculptures.

45 minutes to 1 hour awy are Beaver Creek and Vail. A 7-mountain Epic Pass is less than $600), five 14'ers, hot springs.

1- 2 hours to Denver, to DIA, to sporting events with The Nuggets, the Broncos, the Rockies; to theatre, opera, music and other entertainment and to restaurants of every taste and stripe.   

The Market:

Silverthorne is currently running out of land on which to build.  A lack of inventory will create competition for the remaining space.  Now is a good time to buy.
