Good Morning, Today's blog is one best done from inside as outside is a biblical force snow and wind storm; the snow riding has been the best so far this season and Summit County is selling a lot of face masks. Over thirty inhces of snow has fallen in the last seven days. I recently recieved the Rocky Mountain Resort Alliance year end statistics. The Resort Alliance "patrols" ski resort communities in Whistler, Steamboat, Park City, Sun Valley, Telluride, Summit County and a few other areas. Below is the compairison between Summit and Vail. This is a statistic that we watch closely as Vail is a built out community and we are nearing build out. Read more on buildout here. Below is the compairison chart for 2006: 
I was intrigued by the Summit County average single family home sales figure, $527,848. I decided to search Summit County for any single family home under last years average. Currently there are 268 lisings in Summit County for single family homes (3-1-2007). Only 14 of them are under last years average of $537,848. You can view the details of these properties here. I ran through them and here's my analysis; one is a historic home on a trailer you can buy, three are in Heeney- a half hour out of any town, one is an 832 sqft. A-frame in Silverthorne on a dirt road built in 1965, two are fixer-uppers in Dillon Valley, one is a deed restricted unit (locals only), one is in Sierra Bosque 20 minutes north of Silverthorne, two are 15 minutes south of Breckenridge and one appears to be a fine property in Keystone. In short, what was our average last year appears to be slim pickings this year for the same price. I can only imagine where our average will go when we reach build out. Blog by Jason Brewer |
