
Summit County is running out of land. Currently in Frisco, where this sunrise picture was taken this past Summer, there are two listings for residential land (a 0.7 acre parcel for 295K and a .63 acre for 403K) and according to the Summit Housing Authority, one piece of land remains that can be built on for multifamily purposes. In resort communities like ours, we call that build out. When a ski resort community reaches build-out prices rise, often dramatically. We can see examples of this in Aspen and Vail which have both achieved build-out status. Pitkin county (Apsen) single family homes average $3,293,104 as of last month and Eagle county (Vail) averages 1,061,265 for a single family; imagine if you wanted to build your dream home in town and you had to buy a property, then scrape the house on it in order to build your dream home. Pitkin County's market continues to climb and has reached $1.987 billion dollars through September, a 12 percent increase over last years record pace. As Summit County approaches build-out our numbers should climb toward Pitkin and Eagle; currently we average 724,091 for a single family home. State and Federal land accounts for 85% of Summit County's 396,245 acres. Of the remaining 15%, 74% of that is already built on. All totaled, Summit is 80-90% built out. It seems like the best time to buy real estate was yesterday and with land becoming scarce with build-out approaching, if you want to live in Summit County, buy now.
