There are few hidden bargains in Summit County; our buyers are a savvy lot and few deals go overlooked. However, there is Hamilton Creek. This neighborhood sits on west-facing Ptarmigan Mountain on the eastern side of the Blue River Valley in Silverthorne. Below are some numbers. Average Home Sales Prices for Hamilton Creek: 1993-95 401,625 1996-1999 541,165 2000-2005 715,909 2006- 1,097,501 These are good numbers. The increase of 8% annually over thirteen years is excellent. These numbers are also public knowledge, so where's the secret? Location. Hamilton Creek sits on the opposite valley wall from Three Peaks; Three Peaks is a competing, newer, prestigious, golf course community. Many homes there have a slim view of Lake Dillon, but good views of the Williams Fork Range, Hamilton Creek and the golf course that wraps through the neighborhood. The numbers would indicate that it is not appreciating quite as well (6.7% annually). However, initial pricing started much higher, and Three Peaks is currently setting the standard for new home building in the County. The Hamilton Creek neighborhood is on the sunny side of the street with commanding views of the Gore Range - one of Colorados finest mountain ranges - the Ten Mile Range, Lake Dillon, and the ponds on the valley floor. Homes in Hamilton Creek are currently going for under $300 per square foot. Last week, I was in a new home high up on 10 Red Buffalo Trail in Hamilton Creek. When I walked in, the first thing I noticed was the cherrywood floor, rustic in style and rich in color, extending to a large windowed wall. Other homes in the cul-de-sac were hidden by the placement of the windows, and the views concentrated on the Gore Range and the old growth aspen grove in which the house is nestled. This house features a great room with an islanded kitchen, gas stove and de-honed granite slab countertops. De-honed granite slab is like regular granite countertops, but with an extra step that mutes the sheen on the surface to hide fingerprints and reduce excessive polishing. The home has two bedrooms downstairs and a main floor master. Like many of our upscale houses, this home has radiant in-floor heat, is plumbed for a wet bar downstairs and wired for an office in the loft. The loft, by the way, is supported and banastered in pealed aspen logs. But unlike Three Peaks homes, this house has more sunlight, better views, better appreciation and slightly easier access, all for less money per square foot. That is a bargain.
